Jakarta’s Real Estate Concepts and its Relation to City’s Morphology.

Abstract
Real estate is one of the urban elements that continues to develop according to community needs and as land value increases, it requires changes in the property concept. Jakarta is the most populous city in Indonesia with heterogeneous needs, which pushes developers to innovate the property concept to meet such various demands. This study will discuss the concept of property development chronologically in the last five years and how it correlates with the government policy for zoning plan and the city’s morphology. This study using time frame to chronology describe the changing of government policy and also chrono-spatial mapping of the property development in Jakarta to show the urban pattern changes. This study areas are divided into several property development concepts: Corridors, Strips, Superblocks, and CBD Models. Corridors concept, found in Golden Triangle (Sudirman – Thamrin – Rasuna Said), shows development that grows alongside those three main roads. This concept differs with Strips concept along Gatot Subroto until MT Haryono, where the road is separated by highway in the middle creating no connection between opposite buildings. Superblock concept merges several blocks into one unit both in term of function or land ownership. This concept became an alternative to achieve efficient land capacity in Jakarta. Lastly, CBD (Central Business District) Model specifically appointed for business, in which developers must provide infrastructure. This concept also offers more variative schemes of land or area ownership compared to any other concepts. There are several areas in Jakarta which are considered as CBD Models such as Sudirman CBD, and Mega Kuningan area. Findings show that the government’s limitation in controlling massive development directly impacted the dynamic property development concept and increase of land value. Output from this study is expected to become a consideration on policy adjustment and renewal of the concept of property in the future to create a synergy in the formation of the city
